For this conversation, we spoke with Tom Adams, CEO of RedBook Agency, about transforming the way prime and super-prime residential projects are delivered. Acting as independent Project Directors, they provide clients with a considered, efficient and reliable process to realise their vision for exceptional homes.

1. Can you start by telling us a little about what RedBook Agency does, and what differentiates your approach in the world of luxury property projects?
RedBook is a team of established Project Directors transforming the way discerning clients approach residential projects worldwide. We believe there is a better, faster and more reliable way to manage high-value homes, and we are uniquely positioned to deliver that.
Since our founding, we have evolved from assembling project teams to acting as fully fledged Project Directors. In recent years, we have delivered complex prime and super-prime residential projects from start to finish. Our services begin with team assembly but extend far beyond it. For clients who want guidance at key moments, we provide a RedBook Project Guardian to advise on strategic decisions. For larger or more involved schemes, we act as Client Representative and move the project forward on the client’s behalf.
What sets RedBook apart is our independence and our rigorous vetting process. We are not tied to any one discipline or firm. Instead, we match each client with the right team for their specific brief, design requirements and personality. The aim is to create a clear and well managed process that gives clients confidence from the outset. We operate globally, including across the Middle East, the South of France and the United States. Wherever the project is located, our focus remains the same: connecting clients with the best suited design and delivery talent.


2. You describe yourself as a ‘Project Directors’ rather than a traditional consultancy. What does that mean in practice, and why is it important for clients?
Being a Project Director means we sit firmly on a client’s side as an independent advisor. Our role is to protect their interests and guide them through every stage of the process. That starts with shaping the brief and assembling the right team, but it continues throughout the duration of the project. We act as a sounding board on major decisions, review proposals and fees, and help ensure the original vision is not diluted along the way.
With over 15 years’ experience in the luxury residential sector and more than 350 projects delivered to date, we understand where projects can lose momentum or drift off course. Unclear scopes, misaligned teams and inconsistent fee structures can quickly lead to delay and unnecessary cost. Our job is to spot those risks early. For many of our clients, particularly those who are time-poor or based abroad, having that layer of oversight is invaluable. It allows them to feel supported and in control without needing to manage every detail themselves.

3. Can you talk us through the process of assembling a project team — from architects and designers to contractors? What makes a successful fit?
Whether a client is renovating a London townhouse, remodelling an Alpine chalet or refurbishing a country house, we begin by understanding both the individual and the project in detail. Clients complete a structured questionnaire that covers decision makers, previous experience, key dates, budget parameters and scope. We also explore aspirations, concerns and lifestyle references. This forms the basis of a detailed Project Brief, supported by a site visit from our Project Lead. We then carry out our Taste Exploration exercise using a bespoke tool. Clients are guided through a curated sequence of images that helps clarify their design direction. Every response is logged and fed back into the brief.
With that information, we analyse our roster of hand-picked Partners, each of whom has been carefully vetted before inclusion. We assess experience, portfolio, studio culture, location and the personalities of the individuals who would lead the project. The right chemistry is essential. A tailored shortlist is presented to the client and meetings are arranged. Once fee proposals are received, we compare them on a like for like basis and benchmark them against the market, so the client can make a fully informed decision. The process is thorough but efficient. It gives clients a team that is properly aligned with their ambitions and saves considerable time and uncertainty.

4. Your proprietary RedBook Index provides market data on industry costs, trends and timelines. How does this insight influence your recommendations and client confidence in taking on a project?
The RedBook Index is a dynamic data tool focused on prime and super-prime residential projects. It brings transparency to construction costs, professional fees, planning timelines and wider industry trends in a way that has not previously been available. Updated annually, it tracks evolving patterns and forecasts future movements, drawing on data from more than 2,800 live projects. This has been made possible through our close relationships with over 150 leading design and delivery firms and other industry contributors. For clients, it acts as a benchmark and a sense-check before major commitments are made. It replaces assumptions with evidence and gives them a clearer understanding of likely costs and timeframes at the earliest stage of a project.
